Gas Powered

GAS POWERED HOME HEATING

Gas is a highly efficient fuel, so you get a good return on every unit of energy. Modern condensing boilers, which use hot flue gases that are wasted in a standard boiler, have very high efficiency. Some are now 90% or more efficient.

A furnace is chosen on four specifications: the fuel it burns, its AFUE rating, how finely it can vary its firing rate, and the blower motor behind it. Venting category then decides what will physically fit. To compare furnace models in Silver Spring and the rest of Montgomery County, call Shemtov Systems at 240-355-3333.

Key takeaways

  • AFUE is the share of fuel energy a furnace turns into delivered heat across a heating season.
  • The federal minimum is 80.0 percent AFUE, rising to 95.0 percent for gas furnaces manufactured on or after December 18, 2028.
  • Ninety percent AFUE is the line where a furnace becomes condensing and the venting rules change.
  • Blower motor type is a separate choice from the burner, driving electricity use and airflow stability.
  • Model numbers advertise input Btu; compare candidates on output instead.

Gas, propane, or electric: which fuel fits the house?

Natural gas mains reach most of Silver Spring, Wheaton, Bethesda, and Rockville, so a gas furnace is the default there. Where they do not, around Olney and the outer county, propane furnaces are the same cabinet with the manufacturer's LP conversion kit: different burner orifices and manifold pressure, listed for that model. Electric furnaces use resistance elements, cheap to buy and costly to run at Maryland rates, so a heat pump is the better all-electric answer.

What does an AFUE rating actually tell you?

It is a seasonal ratio: heat delivered into the house divided by the energy content of the fuel burned, cycling losses included. An 80 percent furnace sends about a fifth of that energy out the flue; a 96 percent unit recovers most of it by condensing water vapor from the exhaust. AFUE excludes the electricity the blower draws, which is why the motor is judged separately.

Single-stage, two-stage, or modulating: what is the difference?

A single-stage furnace fires at full input every cycle, so rooms overshoot and then drift back down. A two-stage furnace runs a reduced first stage through most of the season and steps up only in real cold. A modulating furnace adjusts firing rate in small increments, matching the mild shoulder weather that fills much of a Maryland heating season and evening out temperatures between floors of a split level or colonial.

Why does the blower motor matter as much as the burner?

A PSC motor runs on fixed speed taps and loses airflow as the filter loads and static pressure climbs. A constant-torque ECM draws less electricity for the same work but, like a PSC, holds torque rather than airflow, so airflow still falls as pressure rises. Only a true variable-speed ECM changes speed to hold target airflow, dropping to a fraction of the wattage at low speed. Continuous low-speed circulation for whole-home air cleaner equipment depends on that last type.

How does venting category limit what will fit?

An 80 percent AFUE furnace is Category I: non-condensing, negative vent pressure, into a lined masonry chimney or a Type B vent. A furnace at 90 percent or higher is Category IV: condensing, positive pressure, vented in PVC, CPVC, or polypropylene out a sidewall. That matters most in older county houses where a gas water heater shares the chimney: moving the furnace to a sidewall leaves the water heater alone on a flue sized for two appliances, which then has to be re-evaluated and often relined.

How is furnace size determined?

By a room-by-room heat loss calculation at the winter design temperature, not a rule of thumb per square foot. Then convert before comparing: output equals input multiplied by AFUE, so a 100,000 Btu input furnace at 96 percent AFUE is listed near 96,000 Btu out. Oversizing brings short cycles, swings, and register noise.

Frequently asked questions

Is a condensing furnace worth it in Maryland?

The heating season here is moderate compared with New England, so fuel savings between an 80 and a 96 percent unit accumulate slowly. Whether a sidewall vent route exists, and the 2028 minimum, usually weigh more.

How long does a gas furnace last?

Fifteen to twenty years is the range most often quoted for a well-maintained gas furnace. Heat exchanger coverage is the longest warranty on the unit, and manufacturers typically require registration soon after installation.

Where does the condensate from a condensing furnace go?

A condensing furnace makes several gallons of mildly acidic water on a cold day. It drains through a trap to a floor drain, a laundry standpipe, or a condensate pump. Cast iron waste lines call for a neutralizer, and a run through an unheated space needs freeze protection.
